Whether this is your first time round or you are a seasoned veteran we would like to wish you all the best with your new Project. So.. what happens next? Its really quite simple. The process can be broken down into a few basic steps: 1 - Initial Consultation 2 - Time frame & Quote 3 - Sketch Plans & Developed Design 4 - Fix Design & Generate Consent Documents 5 - Council Submission & Consent Process 6 - Approved Plans and Documents 7 - BUILD YOUR PROJECT 8 - Follow up 1.Initial Consultation This is the time that we at Heruds Architecture get an opportunity to discuss with you, your ideas, your dreams, your site, and to understand your budget. Its often beneficial to bring with you a plan of your site and Perhaps a few thoughts on how you would like to approach the your project. A "design brief" that outlines what you would like or expect in your dreams house. If you feel you need some guidance, we can help you with a few ideas. A great place to start would be to decide what spaces you need and want in your home. Although it may sound really simple, its usually the most overlooked question of all. For instance, the number of bedrooms you require or do you prefer open plan or separate living or perhaps you require an office? Feel free to delve into as much or as little detail as you feel necessary. There are no rules here, it comes down to what you want. 2. Time Frame and Quote After the initial consultation we will be able to provide you with an initial quotation for your projects and an approximate time schedule for the completion of Heruds Architectures involvement. 3. Sketch Plans & Developed Design Having agreed upon the time frame and the quote, we begin with nitty-gritty of your project. The sketch Plans and developed design stage is often the longest stage of the project and, from a design point of view, is the most important and defining moment of the project. During the sketch plans stage we begin with simple forms and ideas of your perfect home and bit by bit we progress deeper and deeper into a more defined outcome. The sketch plans turn into the developed design, a significantly more mature version of the initial concepts of the design. Within the developed design stage we focus on the finite details of your project, together we will build a more clear understanding and appreciation of the perfect spaces in your home. We will also use this time to have initial consultations with specialists in various industries, such as a structural engineer, quantity surveyors and building contractors. The developed design will start to take a more conclusive form, and soon we will finalise the design stages. 4. Fix Design & Consent Documents The design is complete... We fix the design and plans, and Heruds Architecture begins to gather all the information necessary from the consultants and specialists to pull together a set of documents to begin the consent process. These documents hold the substance behind the design and include documents such as plans, cross sections, details, elevations and specifications. 5. Council Submission & Consent Process Now the consent process begins. The consent applications are filled in, the plans and the application will be submitted to the council along with the councils application fees. The council often has questions about the project while they are processing the application so we use this time to liaise with the council and iron out any queries they may have. 6. Approved Plans and Documents Once all the questions have been ironed out, the council approves the application ....... They return the approval documents and you're all set to build your dream home. 7. BUILD YOUR PROJECT You're ready to go! You can start laying the building blocks to your dream! 8.
